When planning a new driveway, you’ll often hear the term “permeable driveway”. But what exactly does it mean, and is it something you should consider for your home? With drainage regulations and sustainability becoming more important than ever, permeable driveways are not only practical but in many cases a legal requirement.

What is a Permeable Driveway?

A permeable driveway is one that allows water to drain through the surface rather than running off into the road or public drains. Unlike traditional materials such as solid concrete or standard tarmac, permeable driveways use materials or construction methods that enable rainwater to soak into the ground below.

Common permeable driveway options include:

  • Resin-bound – stones bound together in resin, leaving tiny gaps for water to pass through.
  • Permeable block paving – specially designed blocks laid with wider or porous joints.
  • Porous asphalt or tarmac – engineered to allow water to filter through.

Why Are Permeable Driveways Important?

The main reason permeable driveways matter is drainage. Surface water run-off from traditional driveways can overwhelm public drains, contribute to local flooding, and cause environmental damage.

Since 2008, UK planning rules have required that new or replacement driveways over 5 square metres must either be constructed with a permeable surface, or direct water into a soakaway, rain garden, or another sustainable drainage system (SuDS) within your property.

If you ignore these rules and install a non-permeable driveway that channels water into public drains, you’ll usually need planning permission.

Do You Need a Permeable Driveway?

If your driveway is over 5 metres square, then in most cases, yes. A permeable solution will save you from needing planning permission, and help you stay compliant with drainage regulations.

Whatever the size of your driveway, a permeable driveway can be a smart choice. It reduces the risk of puddles and flooding, improves sustainability, and often looks just as attractive — if not more so — than traditional alternatives.
